JOB SUMMARY
The Construction Loan Funding Specialist is responsible for monitoring the progress of the construction project through review
of the approved construction documents and third-party inspection/progress reports for the banks commercial and mortgage construction portfolio. Acute attention to detail and understanding of construction documents and third-party inspection/progress reports is vital to determine the quality and quantity of the construction progress/schedule. Construction Advance Requests are to be reviewed and approved based on percentage of completion to maintain the appropriate Loan to Value during the respective construction phase(s). Regular site visits are encouraged to monitor the progress, operation and activities of the construction project.


ESSENTIAL DUTIES
The duties listed below may not include all responsibilities that the person in this role may be asked to perform. Incumbent may
be required to perform other related duties as assigned.

1. Collection and review of Construction Documents; including but not limited to, specs, plans, drawings, cost breakdown, construction contract and general conditions
2. Engage Third Party review of Construction Documents based on loan approval and/or loan policy
3. Review of Third Party Inspection/Progress Reports and photographic documentation
4. Collection and review of Builder Profile to determine experience and knowledge of industry standards and code
compliance
5. Review of List of Suppliers and/or Subcontractors provided by the General Contractor
6. Review of Payment Applications (G702) approved by all respective parties and Schedule of Values (G703) to determine appropriate draw requests, subject to T-3 Endorsements, applicable Change Orders
7. Review of Interim Inspection Reports approved by Third Party Inspector and provided by Lending Assistant
8. Review of invoices for materials purchased or to be paid
9. Review of Unconditional/Conditional Waiver and Release on Progress Payment provided with each Payment Application
10. Review of Certificates of Insurance; including but not limited to, Builder’s Risk coverage, General Liability and Workman’s Compensation
11. Review of property surveys for boundaries, pre-slab and as built to comply with easements and restrictions, plans and
specs and final appraised value
12. Review of final loan documentation; including but not limited to, Unconditional/Conditional Waiver and Release on Final Payment, Affidavit of Completion, Affidavit as to Debts and Liens, Certificate of Occupancy to make appropriate
determination of releasing retainage
13. Follows policies and procedures; completes administrative tasks correctly and on time; supports the Bank’s goals and
values; benefits the bank through outside activities
14. Assures compliance with all Bank policies and procedures, as well as all applicable state and federal banking regulations, which include BSA, CIP, and OFAC requirements as they apply to this particular job title/position


QUALIFICATIONS
These specifications are general guidelines based on the minimum experience normally considered essential to the satisfactory
performance of this position. The requirements listed below are representative of the knowledge, skill and/or ability required to
perform the position in a satisfactory manner. Individual abilities may result in some deviation from these guidelines.

• High school diploma or associates certificate from college or technical school; or three years related experience
and/or training; or the equivalent combination of education and experience. Work related experience should consist
of a credit or loan processing background and general knowledge of real estate construction. Educational experience, through in-house training sessions, formal school or financial industry related curriculum, should be business, construction  or financial industry related.
• Basic level of work experience, knowledge and training in all loan production and construction activities and terminology.
• Basic knowledge of related state and federal banking compliance regulations, and other Bank lending policies.
• Basic knowledge of title policies and related loan regulations such as RESPA, HMDA and other Bank lending policies on
loans to directors.
• Basic skills in computer terminal and personal computer operation; mainframe computer system; word processing,
spreadsheet and specialty software programs.
• Intermediate typing skills to meet production needs of the position.
• Intermediate math skills; calculate interest, commissions, proportions, and percentages; balance accounts; add,
subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals; locate
routine mathematical errors; compute rate, ratio and percent, including the drafting and interpretation of bar graphs.
• Effective oral, written and interpersonal communication skills with the ability to apply common sense to carry out
instructions, interpret documents, understand procedures, write reports and correspondence, and speak clearly to
customers and employees.
• Ability to deal with difficult problems involving multiple facets and variables in non-standardized situations.
• Good organizational and time management skills.
• Ability to work general supervision while performing duties.
• Current Texas driver’s license and a vehicle with appropriate insurance coverage if required to drive in the course of
performing assigned duties and responsibilities.
